Booking and payment

The person making the reservation must be an adult (over 18 years of age) when making the reservation. Minors staying without a guardian require a written commitment from the guardian, which is delivered to Usvametsän Rölli Oy at least 14 days before the start of the stay. The reservation is confirmed when the reservation fee (30%) has been paid by the due date. By paying the booking fee, the customer accepts these booking conditions.

If the reservation is made later than six (6) weeks before the start of the stay, the reservation fee is not charged. In this case, the payment is made in full.

The final payment takes place no later than six (6) weeks before the start of the accommodation. If the final payment has not been paid by the due date, the reservation is considered canceled.

Cancellation

Cancellations must always be made by a written notice that is sent to Usvametsän Rölli Oy, via email. The cancellation is considered to have occurred the moment Usvametsän Rölli Oy has received the written notice of cancellation. The cancellation will be confirmed if the customer shows that the written cancellation has been sent to the right address in time.

If the cancellation occurs:

     ●  more than 30 days before the beginning of the stay, the booking fee, and
         the final payment, minus the cancellation charges of EUR 60, will be
         refunded
     ●  less than 30 days before the start of the stay and the place in question
         cannot be rented out at the time, the entire rental fee will be charged.
         If the place will be rented out, the booking fee (30 %) and a cancellation
         fee of EUR 60 will be charged.

The customer must make sure that their insurance will cover the booking fee in case of sudden illness, a death in the family or some other circumstances that could lead to cancellation. The cancellation must be made immediately by a written notice that is sent to Usvametsän Rölli Oy, via email. In these situations, the terms and conditions above still comply. If the cancellation occurs during the stay, the rental fee will not be refunded.

Seller is entitled to terminate the agreement in case of force majeure. The seller must inform the customer of the cancellation as soon as possible. In this case, the customer has the right to a full refund.

If the reservation fee or the final bill is not paid by the due date, the seller has the right to cancel the booking.

The hand over of keys

Keys are handed over to customer at previously agreed date.

At the hand over of keys the customer must prepare to show a receipt of the booking (receipt or payment or voucher).

Stay in cabin

Lodging starts on arrival day at 16:00 and ends on departure date at 10:00.

Bedclothes must be used in the beds. Customer brings the bed clothes if nothing else is agreed.

If the customer has not used bed linen, the booker will be sent a subsequent invoice for the washing of bed linen and mattress toppers according to the actual costs, minimum charge 60 EUR.

The cleaning of the cabin during stay is the customers responsibility.

Pets are allowed in the in the Rölli apartment. Damage caused by pets (also cleaning of yard) is charged from customer.

Smoking is not allowed inside cabin.

Customer is responsible for appartement and movables during stay. Customer must report and compensate damages on appatment and movables that has occured during stay.

All remarks on booking, movables of apartment and their condtion must be informed to the vendor directly after appearance.

The apartments are quiet from 23:00 to 07:00. If, despite the notice given by the owner of the accommodation or his representative, the customer does not stop causing a disturbance or danger to those in the same or neighboring property, the owner of the accommodation or his representative has the right to terminate the rental relationship immediately. The expenses caused by all the above measures will be invoiced to the customer and the rent will not be refunded.

Electric cars may not be charged from the apartment's electrical network!

Number of persons

The accommodation may not be used by more people than have been announced in advance as staying at the accommodation. The use of a tent, mobile home, caravan or rental services (e.g. hot tub) on the plot of the holiday home without the owner's permission is prohibited.

Obligations of the customer before departure

Emptying the refrigerator of food. Emptying the trash into the trash cans in the yard. Loading the dishwasher, washing the dishes and putting them in the cupboards. The customer must take the empty bottles and cans away, and put the furniture in their original places. The customer must take the children's travel bed and high chair back to the downstairs warehouse, packed in the same protective bag as when applying.
